Most roof calls start with a stained ceiling tile or a bucket under a drip. You want the leak found, fixed properly and documented, at a price you knew before the work started.
We Trace Leaks to the Source
Water travels under a membrane before it drips. We find where it actually gets in, at the flashing, seam, drain or curb, instead of patching the spot above the stain and coming back next month.
A Written Price, Then the Work
You get the scope and the price in writing before anything starts, with repair, coating and replacement options laid side by side when more than one makes sense.
Photos of Everything
Every visit ends with photos of what failed and what was done, so the property manager, the owner and the insurer all see the same thing without climbing a ladder.
Every Low-Slope Roof System
TPO, EPDM, PVC, modified bitumen, built-up tar and gravel, and metal. We recommend the system that suits the building, not the one we happen to stock.
Built for Miami Valley Weather
Freeze-thaw cycles open seams, spring storms bring hail and high wind, and fall leaves choke drains. We see that damage every season and repair it with the next winter in mind.
Commercial and Residential Flat Roofs
Warehouses, offices, retail, churches, schools and apartment buildings, and the porch roofs, additions and row-house roofs that most shingle roofers turn down.
From the first call to a dry roof
Tell Us About the Roof
The building, the roof type if you know it, and what is happening: an active leak, a stain, ponding water, storm damage, or a roof that is just getting old. Active leaks go to the front of the line.
Roof Assessment
We walk the roof, trace the problem, check the drains and flashings, and take core samples or moisture readings where the insulation might be wet.
Written Options and Price
You get a written scope and price. When more than one approach makes sense, repair, coating and replacement are laid out side by side with what each one buys you.
Work Done and Documented
The work is done to the manufacturer's specification, and you get a photo report and any warranty paperwork for your files.
Miami Valley weather is hard on flat roofs
Southwest Ohio puts a low-slope roof through repeated freeze-thaw, spring hail and thunderstorms, wet snow and a heavy fall leaf drop. The same failures show up year after year, and most of them start small enough to catch early.
- Freeze-thaw opens seams and flashings: water gets into a tiny gap, freezes, expands and makes the gap bigger, over and over through the winter.
- Spring storms bring hail and wind: hail bruises membranes and cracks coatings, and high wind peels back edges and corners that were not fastened well.
- Fall leaves choke the drains: one buried drain can turn a dry roof into a pond, and ponded water finds every weak seam.
- Older buildings, older roofs: downtown brick buildings with parapet walls and decades-old plazas are often on a second or third layer, which limits the options when it is time to re-roof.

Commercial and flat roofing questions, answered
Straight answers to what Dayton-area building owners, property managers and homeowners ask us most.
Most commercial leak repairs, such as a failed seam, a flashing pulled loose from a parapet, or a cracked pitch pocket, run about $350–$2,500. Larger repairs that replace a section of wet insulation and membrane run higher. Full replacement typically lands between $6 and $13 per square foot depending on the system and whether the old roof is torn off, and a silicone or acrylic coating usually costs $2–$5 per square foot. Details in our 2026 flat roof replacement cost guide.
Yes. Porch roofs, back additions, garages, dormer decks and the flat roofs on brick row houses are a big part of what we do. They use the same materials as commercial roofs, usually EPDM rubber, modified bitumen or TPO, and they leak for the same reasons. See flat roof repair.
It depends mostly on what is under the membrane. If the insulation is dry and the problems are at a few details, repair it. If the roof is aging but dry, a coating can add 10 to 20 years for far less than replacement. If the insulation is wet across large areas, or the roof already has two layers, replace it. A moisture survey answers that question. More in recover vs. replacement and are roof coatings worth it?
Roughly 15 to 30 years, depending on the system, how well it drains and how well it is maintained. EPDM and PVC commonly last 20 to 30 years, TPO 15 to 25 or more, modified bitumen 15 to 20, and a well-built tar-and-gravel roof 20 to 30. Roofs that hold water or never get their drains cleaned land at the short end. See how long a flat roof lasts.
Both are proven. TPO is white, heat-welded and reflective, which helps on air-conditioned buildings. EPDM is black rubber with a long track record and handles freeze-thaw well. PVC costs more and resists grease and chemicals, so it suits restaurants and some industrial roofs. The right pick depends on the building. Full comparison in TPO vs. EPDM vs. PVC.
Water left on a roof 48 hours after rain, in weather that would normally dry it, is called ponding. It usually means clogged drains, a deck that has sagged, or a roof that was built too flat. Ponding speeds up wear, adds weight and finds every weak seam. Fixes range from clearing drains to tapered insulation. See ponding water on a flat roof.
Yes. Active leaks are scheduled ahead of everything else. If the weather won’t allow a permanent repair, we dry the area in temporarily so no more water gets into the building, then come back for the permanent fix.
